A person reads every request. We are still lining up licensed local roofers, so we can't promise an estimate or a reply time yet. For water coming in right now, call a licensed roofer directly.

When a repair is usually enough

A repair fits when the damage is limited to one area and the rest of the roof is sound: a few missing or creased shingles, a cracked tile, a failed pipe boot, loose flashing at a wall or chimney, or a small membrane split on a flat roof.

Ask for a replacement opinion instead when leaks keep coming back in different spots, decking feels soft underfoot, granules are washing off across the whole roof, or the roof is near the end of its expected life for its material.

What a written repair scope should say

  • The exact location and size of the area being repaired.
  • Materials, and whether they will match the existing roof.
  • Whether damaged decking under the area will be replaced and how that is priced.
  • Who pulls a permit if one is needed for your jurisdiction.
  • What workmanship warranty applies, in writing.

Florida's repair-versus-replace rule changed

Florida used to require replacing a whole roof section when more than 25% of it was damaged. Since 2022, roofs built or replaced under the 2007 Florida Building Code or later can generally be repaired instead. Ask your roofer and your permit office how this applies to your roof's age and damage.

Check the license before anyone climbs up

Every roofing contractor in Florida must be licensed. Look up the company and the individual on the Florida DBPR license search, and confirm insurance directly with the contractor.

Questions people ask

How fast should a roof repair happen?

Active water intrusion should be dried in quickly to protect decking and the interior. Cosmetic damage can wait for a scheduled visit. Say which one you have in the form.

Can I patch it myself?

A temporary tarp from the ground or a ladder can limit damage, but walking a steep or wet roof is dangerous. Leave permanent repairs to a licensed roofer.

Does homeowners insurance pay for repairs?

It depends on the cause and your policy. Wear and age are usually excluded; sudden storm damage may be covered. Read your policy or ask your insurer before filing.
