Roof replacement cost · Tampa Bay

What a new roof costs depends on these eight things.

We don't publish price ranges until we have local bids to base them on. Here is what moves the number, so you can read an estimate with confidence.

A person reads every request. We are still lining up licensed local roofers, so we can't promise an estimate or a reply time yet. For water coming in right now, call a licensed roofer directly.

The eight things that move the price

  1. 01Roof area. Roofers price in “squares” of 100 square feet. More area, more material and labor.
  2. 02Pitch and height. Steep or tall roofs need more safety equipment and slower work.
  3. 03Material. Shingle, tile and metal differ in material cost and installation time.
  4. 04Tear-off. Each existing layer has to come off and be hauled away.
  5. 05Decking. Rotted sheathing is replaced as found, usually priced per sheet.
  6. 06Details. Valleys, skylights, chimneys and penetrations each need flashing work.
  7. 07Permit and code. Permit fees and current code requirements apply to a reroof.
  8. 08Timing. Demand rises after storms, which can affect schedules and pricing.

How to compare estimates

Line the proposals up side by side. Check that each one covers the same roof area, material, tear-off, underlayment and flashing. Look at the decking allowance: a low total with a tiny allowance can grow once the old roof comes off. Compare warranties by who issues them and what they exclude.

Insurance and cost

Insurance may pay for sudden damage, such as a storm, but not for an old roof wearing out. If you are filing a claim, read your policy and talk to your insurer first. Florida law bars contractors from offering incentives to file a roof claim.

Lower the cost without cutting corners

  • Get the roof inspected early, before small leaks damage decking.
  • Ask whether a repair buys time on a roof that is otherwise sound.
  • Plan outside peak storm-repair demand when the roof isn't leaking.
  • Ask your insurer about wind mitigation credits after a new roof.

Questions people ask

Why don't you list prices?

Published ranges are often national averages that don't match local labor, code or materials. We would rather show you what drives the number until we have local data.

Is the lowest bid a bad sign?

Not by itself. It matters whether the scopes match. A bid that leaves out tear-off, decking or permits isn't comparable to one that includes them.

Will a new roof lower my insurance premium?

Often a newer roof and a wind mitigation inspection can affect premiums, but it depends on your insurer. Ask them before and after the work.
